Forefront Realty Inc, would like to educated you
on the process of buying a home. On this page we
will help answer your questions. Whether you are a 1st
time home buyer or you are an experienced buyer
you need to be aware of your steps.
What do I do 1st?
A:The very first item of business is to
call & sit down
with a lender. The lender will tell you what to bring
in to them and discuss different lending programs that
will fit into your budget.
Myth: The Big Down Payment – Think you can't buy
a house without a 10% or 20% down payment? There
are even some special programs for first-time
buyers that help with closing costs.
What if I drive by
and see a house I like should I call that
Realtor listed on the sign?
A:This is up to
you. You do not have to use the Realtor listed
BUT you should have a Realtor you can call if
you see something you like.
How do I pick a
Realtor to work with?
A: Ask your neighbor and friends. Try to pick
someone who is familiar with the neighborhood
you want to live in.
AND
If I work with a Realtor will
I have to
pay a commission?
A:IN MOST CASES YOU DO NOT PAY
THE COMMISSION THE SELLER DOES. There are
exceptions to this rule BUT you will know the
exception and you can decide. Most exceptions
are rare.
Do I have to have
any money in my pocket to write an offer?
A:YES: You will be required to
put Earnest Money down. Min 500.00 which will
either be applied to the loan at closing OR
returned if your house does not close.
What is this form
the agent will make me sign when I first meet
them? Am I under obligation to them if I sign?
A: NO OBLIGATION- You should be asked to sign a
disclose form when you see homes with different
Realtors. If you want to be Represented as a
buyer you will sign a contract. See AGENCY
DISCLOSURE on left side of screen.
What if I do not
have a lot of money saved for a down payment?
Can I still buy?
A:
The Sellers of today want to know
what it is going to cost them to sell their home
just like you want to know how much you will
need to buy. Some loans require money from
the seller to help the loan go thru. This is
vital information to know. You can get in with
low down with good credit but your lender will
let you know if this is possible.
How do I know which
houses I can buy?
A: Based on the information the lender tells you
will determine which houses are available in
your price range and type of loan. Once you know
this contact a Realtor and work out the details
with them.
