COMMITMENT PRIOR TO LETTING YOU IN THEIR HOME.
FOREFRONT Realty will require loan approval to show the homes they have listed. The sellers have requested PRE APPROVED buyers in their homes. Please do not be offended if you are asked if you have been to the lender yet it is your 1st step in home buying....



 THE BUYING PROCESS:
1. Contact a loan officer and get your mortgage pre approved

2. Contact FOREFRONT REALTY Inc to look for a house in your price range and area. If you have a house to sell, contact FOREFRONT REALTY Inc to list your current home 1st.

3. Start to look for a home with your Realtor at FOREFRONT REALTY Inc.

4. Once you find a home you want to make an offer on be sure to tell your agent you want to write an offer she/he may not know.

5. If your offer is accepted you'll want to have the home inspected.

6. Bring necessary paperwork to your loan officer so they can begin the appraisal. Talk to the lender about locking into an interest rate at that time.

7. Your loan officer will send you a new good faith estimate which shows your monthly mortgage payment as well as your estimated cash needed for closing.

8. The Realtor will notify you of the time and date you close on your home and the items needed to bring with at the closing. Make sure you buy homeowners insurance. Be prepared to walk thru the property the morning of the closing to be sure it is in the same condition as the day you wrote the offer.

9. Notify your phone company, utilities (don't forget water and sewer), moving company, post office, newspaper and magazines, friends and family that you are moving prior to the closing date. BE SURE TO PAY FOR 1 Years worth of Homeowners insurance at least 1 week in advance to closing. Start shopping around.

10. Your agent or lender will notify you of the amount you need to bring in in a form of a cashiers check 1 day prior. Come to closing w/ Drivers license, addresses for the last 10 years and your cahiers check and get ready to sign paperwork for about a 1/2 hour. THEN you will receive the keys to your new front door.
